APRERA to focus on development aspects too

A.P. Real Estate Regulatory Authority will focus equally on regulation and development, Director, Planning of AP RERA Ch. Sambasiva Rao has said.

Addressing an awareness programme on ‘Registration of applications on RERA website,’ organised by Confederation of Real Estate Developers’ Associations of India Visakhapatnam chapter here on Friday, he said the process of registration of real estate ventures began from February 5. All the information of the Government of India, rules, procedures, key calculators etc were made part of the website. An awareness programme was conducted in Visakhapatnam earlier. However, APRERA wanted to reach out to as many people as possible and hence at the request of CREDAI another programme was being conducted now. Such awareness programmes would be conducted at Guntur, Tirupati, Kurnool, Rajahmundry and Kakinada too, he said.

Either builders’ associations or individual builders could contact the technical personnel or him directly for any clarification, Mr. Sambasiva Rao said. He recalled right from 1992 the department of Municipal Administration and Urban Development was taking into view the views faced by builders and construction industry into consideration so as to bring in transparency.

T. Vinay, consultant from Bangalore on RERA, said the APRERA’s was the most comprehensive website. While several states were thinking of only regulation, Andhra Pradesh was focussing on development also.

It was intervening with manufacturers on behalf of builders and addressing their issues also, he said.

Pointing out that RERA was more an act aimed at protecting consumer interests, Mr. Vinay cautioned builders against addressing the practical challenges in it stating RERA dictated ‘how you do your business.’ The earlier practice of selling an idea should give way to committing to what could be delivered.

CREDAI Visakhapatnam Chapter President Peela Koteswara Rao said issues like bringing down the maintenance guarantee period, bringing in service providers and equipment manufacturers still remained pending.
